Site and building inspection with consulting architect/engineer to review building renovation options at the Mason Motz building.

Summary:

In December, the Town hired Oak Point Associates to conduct a facility assessment of Mason-Motz. The scope of work and final report identify several options that are short of complete renovation, focusing on code-mandated updates and autonomy of utilities while incorporating as many space and program-related enhancements possible within a reasonable budget. Oak Point Associates was asked to develop two alternates for realization of additional upgrades beyond code-compliance that would help to satisfy some program needs and move the Community Programs offices to the location.  These are proposed to be considered “bid alternates” beyond the base project in the future development of a construction bid package. 
The purpose of the building site walk or inspection with Oak Point Associates is to better understand some of the technical aspects of the report and the recommendations.
The Town Council is asked to consider funding for all or a portion of the recommendations.  If there is agreement that renovations to the building are desirable, the next step would include a bid process for construction work.  Scopes of work can be designed to accommodate the aforementioned bid alternates.  Using a bid alternate format is an option to accurately price some of the items that may be deemed optional as opposed to critical. Funding for final design and preparation for bidding will be necessary.
A copy of the complete Oak Point Associates summary report is attached as well as a summary report from the Community Programs Director and Oak Point Associates that will further describe some of the building needs and options for renovation.
