Summary

Description

In July 2016, the Town Council approved an omnibus amendment to the Zoning and Site Plan Review Ordinance to implement land use policy recommendations of the Comprehensive Plan.  Among other things, those amendments rezoned portions of the RB District to RD and HL, and rezoned portions of the Farm and Forest District to RB and RD to allow greater residential density in those areas.  The Subdivision Ordinance requires that utilities be placed underground in subdivisions in the RA and RB Districts, however, the Ordinance was not updated in July 2016 to add the RD and HL Districts to the list of zoning districts where underground utilities are required.  This amendment would remedy that oversight and would reflect the conversion of areas of RB to RD and HL.

The Planning Board, in its capacity as the Town Municipal Review Authority, conducted a public hearing at its meeting on March 7. A memo detailing the hearing and the Board's recommendation is attached.
