The Town Council and OceanView developed a Master Plan in 2012 that allowed an expansion of OceanView onto formerly town-owned property which included the former Lunt and Plummer-Motz schools. The Town retained the Mason-Motz building for an activity center. The Master Plan permitted, among other things, an expansion of cottage units, additional multiplex style housing, memory care related services and residential units, commercial uses in Lunt School, an auditorium for public and private use in the former Lunt gymnasium, and an enhanced green and open area between Plummer and Lunt, with other uses to be determined. 

OceanView would like to amend the Master Plan to allow senior housing in the former Plummer school building and expand that building onto a portion of the Town-owned Village Green. It is also proposing to enhance the Village Green in a manner that will include more improvements than originally planned. Finally, it is requesting that the Master Plan also allow additional cottage units on three newly acquired parcels along Middle Road.
