The Town and Tidewater LLC have been working for several years on the complete update of all documents controlling the Tidewater Master Plan Development District.  Despite efforts by both parties, the process has been more time consuming than anticipated.  The Council sub-committee requests that an extension for one year be approved.  Please find attached the introduction letter and the proposed amendment.

History:
The original Master Development Plan was slated to expire by ordinance in April 2015.  At that time there were four development sites that were not developed. As part of the requested extension of the Tidewater Master Plan, Tidewater LLC requested changes to the current provisions for those sites.  In May 2015 Tidewater LLC and the Council agreed on conceptual changes to the Master Development Plan and related documents.  There are currently eight documents that control the development at Tidewater.  A Council sub-committee was formed to review the proposal and provide Council oversight for the finalization of amendments necessary to implement the changes.  This Council sub-committee (currently Caleb Hemphill and Claudia King) and staff have responded to numerous submittals by Tidewater LLC and have not yet determined that all documents are in the proper format for approval or. In addition, there have been several modifications to the original request.

• First extension granted March 23, 2015 to October 4, 2015
• May 2015 – Council and Tidewater LLC agree to conceptual changes to the District.
• Second extension granted September 16, 2015 to April 11, 2016
• Third extension granted April 11, 2016 to October 12, 2016
• Fourth extension granted October 12, 2016 – October 11, 2017
• Fifth extension proposed October 11, 2017 – October 22, 2018
