Summary

Order to authorize the Town Manager to enter into a Purchase and Sale agreement on 40.5 acres of land abutting the Falmouth High School property.

A public comment period will be included with this item (3 minutes per person).

Description

The Town Council approved a purchase and sale agreement earlier this year. The seller and Town did not reach agreement on a sales price after the completion of property appraisals. That purchase and sales agreement was terminated.

The seller and Town have renewed interest to reach an agreement. The Council will meet in executive session at the beginning of this meeting to determine whether the terms and conditions in the attached purchase and sales agreement are acceptable or if further negotiations are necessary.

The property includes 40 acres of undeveloped land that abuts the Falmouth High School. The property is located at the intersection of Field and Woodville Roads and would provide for future expansion needs of the Falmouth School Department. There is very little available undeveloped land that abuts the Falmouth School Department Campus and, while there are no current identified needs for this property, the Town Council has expressed interest in its value for the future.

Part of the transaction would be conditioned upon the seller securing subdivision approval from the Planning Board for the portion of the property that abuts Field and Woodville Roads. The attached documents describe the layout of the proposed subdivision. Other terms and conditions are included in the purchase and sale agreement.
