Summary

Introduction of an amendment to the Code of Ordinances Section 19-11.3.1 to increase the maximum allowed ground floor tenant area for wholly enclosed places of assembly, amusement, recreation, culture, and government in the VC1 District from 50,000 square feet to 100,000 square feet.

A public comment period will not be included with this item.

Description

As mentioned in the previous agenda item, and as currently shown on their Conceptual Master Plan, the new owners of the Falmouth Shopping Center would like to construct an “Indoor Sports Center” with indoor sports fields on their property.  The proposed “Indoor Sports Center” would have 70,000 square feet of ground floor tenant area and, as currently shown on the Conceptual Master Plan, would be attached to a “Sports Accessory Building” with 15,000 square feet of ground floor area. 

Indoor sports fields are categorized as “wholly enclosed places of assembly, amusement, recreation, culture, and government” under the Zoning and Site Plan Review Ordinance.  The ordinance currently limits the size of these types of facilities to 50,000 square feet of ground floor tenant area.  The developer is requesting an ordinance amendment to increase the maximum allowed ground floor tenant area of these types of facilities to 100,000 square feet to accommodate their proposal.
