Summary

Public Hearing on a proposed amendment to the Falmouth Zoning Map to rezone a portion of property from BP to VC1. 

A public comment period will be included with this item (5 minutes per person).

Description

The owners of the Falmouth Shopping Center have requested an amendment to the Zoning Map to rezone a portion of their property from BP to VC1.  This amendment is ostensibly being requested to accommodate the construction of outdoor sports fields on a portion of the Shopping Center property that is currently zoned BP.  Outdoor sports fields are categorized as “outdoor recreation facilities” under the Zoning and Site Plan Review Ordinance.  This use is allowed as a conditional use in the VC1 District but is prohibited in the BP District.  Accordingly, the property owners are requesting to rezone the portion of their property where they are showing outdoor sports fields on their Conceptual Master Plan from BP to VC1.

This amendment was introduced at the Council’s June 4, 2018 meeting.  Attached are the amendment introduction letter, a marked-up copy of the developer’s Conceptual Master Plan showing the existing zoning district boundary (in blue) and the proposed approximate zoning district boundary (in red), and a survey plan showing the specific location of the proposed zoning boundary change. 

The Planning Board is scheduled to hold their MRA Public Hearing on this matter at their July 3, 2018 meeting.
